What can you afford to NOT know about the home you’re putting in an offer on???

Basically the question asks; what problems, issues or repairs can you afford to fix in the home you’re getting ready to buy AFTER you close on the deal and move in?  That’s the biggest reason to have the home you’re looking at purchasing inspected by a Professional Home Inspector.

Our report does several things for you:

It gives you an overall view of the home and its systems which can reveal critical information.  This makes you aware of what costs, repairs and maintenance the home may require immediately, and over time.  If you’re not comfortable with the findings of the home inspection, it usually presents one last opportunity to back out of the offer to buy.

We can approximate the installation age of major systems in the home like plumbing, heating and cooling, and critical equipment like water heaters.  We can also diagnose the current condition of the structure itself, and tell you how long finishes have been in the home.  All components in the home have a "life expectancy."  Understanding when they require replacement can help you make important budgeting decisions, and it will determine what type of home insurance coverage or warranties you should consider.

A home inspection can detect safety issues or things that are not installed correctly, items that may need immediate attention or that could be hazardous for you and your family.

A home inspection can reveal whether rooms, altered garages or basements were completed correctly which affects the overall value of the property.  If you chose not to have the property professionally inspected, when trying to sell your home years from now, the potential new buyer could uncover problems that you were unaware you bought to begin with.

Home inspections are even more critical if you are buying an "as-is" foreclosed property or short sale.  Dwellings that have been boarded often develop hazardous mold problems, which are costly to remedy and pose health concerns. Copper plumbing lines and outdoor compressors have been removed from foreclosed properties by people trying to sell copper to recyclers for money.

If you’re buying an investment property, the inspection may be used generate a list of items that will need to be repaired prior to putting the house back on the market and “flipping” it.

The home inspection report can be used as a bargaining tool to negotiate a fair price for the property with respect to items that may be broken or need repairs.  Work with your realtor to understand what requests can and should be made to negotiate a better deal.

Home Inspector’s can be a valuable educational resource.  We can suggest specific tips on how to maintain the home, and ultimately save you thousands of dollars in the long run.

Happy home buyers

"No is not an acceptable answer." That was Edward's response to pursing a vendor on behalf of my home buyers who needed a different inspection within a 48 hour window. Not only did he perform his part of their home inspection in the rain, he went the extra mile to make sure my people got what they needed so they could move forward with confidence. For that, I will always be grateful. If my clients are happy, then I am happy. At the closing table, unsolicited, they expressed how pleased they were with Edward and his services.

As a realtor, finding a reliable and trustworthy home inspector is hard to come by. Mr. Griffith is the type of inspector every realtor hopes to have. Not only is he very thorough, but he has a very honest personality when it comes to his customers. He won't hesitate to tell the hard truth if there's a major issue, but he's not going to make you worry and stress if there's a bunch of little things that are easy fixes. He's always trying to make his schedule work to fit those of his clients. I definitely recommend him to all of my clients!
